Location, location, location still important for property investment

64% of Scots are most focussed on location when buying a home according to the annual Home buyers Research report from Clydesdale and Yorkshire Banks. An average of 59% of buyers in the UK consider location a key factor but it’s more important to Scots than anyone else. Investors should take note, location is STILL very important.

These findings tell us that Scots value the location of their home highly and for investors this means that local market knowledge remains very important.

Buying in a location that offers your tenants access to the amenities important to them will help to minimise void periods, is more likely to attract long term tenants and gives the opportunity for increased yields. What makes a location important can vary: from transport links and places and of study to local shops and parking it all depends on the potential tenant.

In order to invest in residential property in the right area to offer tenants their ideal location you have to know where popular areas are and there are a few ways to find out. You could spend a few weeks in the local pub soaking up the atmosphere, or you can ask our experts.

At Cairn we know the property market well and pride ourselves on not only knowing the best deals and off market properties but the local area too.

Together with local Cairn property partners we can help our investors to find the right properties in their local area. These property partners are specialists who can offer you insights into the local area without the additional hardship of spending your time buying rounds of Tennent’s and pork scratchings and playing darts with the locals. Let our property partners do the hard work for you.

Knowing how important location is to potential tenants as well as understanding where popular locations are can help you to get the best out of your property portfolio. We can help you to identify properties in the areas with the most appeal. If you are looking to expand your portfolio, or buy for the first time talk to us and see how we can help you.

If you would like to speak to a specialist at Cairn or would like to find out about off market opportunities you can get in touch with us by e-mail, through our website or in person at our Glasgow head office.

We are also happy to answer any of your questions through social media where you can follow us on Linkedin, Twitter, and Facebook.
